Bouygues Immobilier has taken a further step in shaping the city of the future by launching Nextdoor, a new generation of urban work spaces. The first Nextdoor has been inaugurated in Issy-les-Moulineaux, bringing to life a concept aimed firmly at supporting the growth of companies within the local economic fabric while responding to the actual needs of their employees.
innovative work spaces combining well-being and performance
The world of work in urban settings is currently in the throes of change. As more and more people live and work in urban centres, less property is available and therefore becoming ever more expensive. This is also leading to longer commuting times. At the same time, employment patterns are also changing as a result of the digital transition. As mobility solutions are expanding, more and more types of work are being performed through coworking, at home or through open innovation.
In this changing context, Bouygues Immobilier is affirming its credentials as a shaper of the city of the future. It is vital to break with traditional views of the workplace, focusing instead on "third spaces" whereby businesses can optimise results through improved employee well-being while reducing property-related costs, commuting times and, by the same token, pollution.
Nextdoor The next generation of work spaces
This is why Nextdoor was founded, namely to offer businesses and self-employed people a new generation of spaces in the heart of urban environments. Nextdoor spaces are collaborative, flexible and invigorating. They are adapted to the genuine needs of each user so that well-being can increase productivity.
With Nextdoor, users decide how much space they need and can resize their requirements on a monthly basis. Work spaces are fully-fitted and furnished, equipped with:
- private and shared offices,
- coworking spaces
- modular meeting rooms,
They also include all the services and collaborative spaces consistent with new ways of working:
- personnal lockers,
- soundproof call rooms,
- catering and beverages facilities,
- brainstorming rooms,
- patios and gardens.
Nextdoor's users enjoy the same services as any major business:
- parking spaces,
- a registered address,
- a concierge service,
- personalised assistance,
- a telephone-answering service.
Contract periods are flexible and run on a month-by-month basis. Office space can be accessed 24/7.
Issy-les-Moulineaux first showcase for nextdoor
The first-ever Nextdoor, in Issy-les-Moulineaux, was inaugurated on 25 June 2015 by François Bertière, Chairman and CEO of Bouygues Immobilier, and Philippe Morel, Chairman of Nextdoor. The choice of Issy-les-Moulineaux was guided by a strategy to become part of an innovative ecosystem focused on media, telecoms and digital industries, with Canal+, TF1, Aldebaran and Cisco having operations in the district.
Fitted out by Yad Initiative, the site has six storeys (2,600 m²) and comprises a series of modular workspaces, including 225 fully-equipped workstations, 70 coworking spaces and 13 meeting rooms. This colourful, luminous and comfortable building has been designed from top to bottom to inspire well-being in the workplace and encourage creativity. Atmosphere is a concept that the company Haveagooday has helped faithfully reproduce as it manages the reception, concierge duties and the cafeteria. It also organises conferences and events on site.
With Nextdoor, everything has been designed so that each user can enjoy the tangible and intangible conditions necessary for steady work performance. Self-employed people and start-ups can also use Nextdoor for networking. It is also a stimulating environment for the employees of medium-sized and large companies. It is therefore no coincidence that users affectionately call Nextdoor the "guesthouse". The first in its generation, Nextdoor Issy-les-Moulineaux is already host to approximately 50 companies of various sizes. It is on course to attain a 97% occupancy rate at the end of 2015. Around ten more Nextdoor sites are due to open by the end of 2017.
